Property viewings can be organised at times convenient for you including evenings and weekends. Once a suitable property has been found and successful offer negotiations concluded we issue a memorandum detailing all parties involved, appointed solicitors are then instructed formally and financial applications such as mortgages can proceed.
Your solicitor will manage the legal issues and ensure that all vital checks including the required land and local authority searches are completed. They examine the legal documentation, freehold or leasehold title documents for the property, raising questions in order to approve the contract of the sale. They advise and guide you through the whole process, explaining the paperwork and forms ensuring that your purchase is as it should be.
When mortgage finance is being arranged, your lender will instruct an independent valuation report to be undertaken which establishes that the subject property is good security for the value of the loan. Subsequently when the mortgage lender is in receipt of a satisfactory valuation report, alongside all other required mortgage documents, a formal mortgage offer will be issued to your solicitors.
On receipt of the formal mortgage offer and instructions, all required legal documentation, your deposit, signed contract and a mutually agreeable completion date, your solicitor will be able to formally exchange contracts. This finalises the terms of the purchase and makes the transaction legally binding for both you and the seller
During completion day, monies are transferred via the banking system to the seller's solicitors. Once they provide confirmation to us that the transaction is complete, the property becomes yours and arrangements are made for you to collect the keys, usually by early afternoon that day.
